Bengaluru has thousands of lifts that were installed years ago and are still working. Many of them run, but they run poorly. They are slow, noisy, uncomfortable and expensive to keep running. Spare parts are hard to find, and breakdowns become more frequent every year.
Before you spend more and more on repairs, it is worth asking whether modernization is the smarter choice.
What is lift modernization?
Modernization means replacing the old, worn or outdated parts of a lift with new components, while keeping the existing shaft and structure. It is different from replacing the entire lift. The aim is to bring an old lift closer to the safety, comfort and efficiency of a new one.
Signs your lift needs modernization
- Frequent breakdowns and repeated visits for the same faults.
- Spare parts are difficult to find because the equipment is obsolete.
- Rough rides, jerks, slow doors or poor levelling.
- High noise and vibration.
- High electricity use from old drive systems.
- Outdated safety features compared with modern lifts.
- A tired look. Worn cabin interiors reflect poorly on the building.
What a modernization can include
- Control system. A modern controller improves reliability, response and diagnostics.
- Drive and motor. Energy-efficient drives, such as variable-frequency drives, can give a smoother ride and lower power consumption.
- Doors and door equipment. New door operators, sensors and safety edges make door movement safer and quieter.
- Safety components. Updated safety devices, overload protection, emergency lighting, alarm and intercom.
- Ropes, guide shoes and mechanical parts that have worn out.
- Cabin interior. New panels, flooring, lighting and a fresh control panel transform the look.
- Call buttons and indicators that are clear and easy to use, including for people with disabilities.
Modernize or replace?
Modernization works well when the shaft, structure and machine room are in good condition and the lift size still suits your needs. Full replacement may be better when the shaft is too small, the structure is damaged, or you need a completely different capacity or speed. A site inspection by an experienced technician will help you decide. Ask for both options in writing, with costs and expected life.
What happens during modernization?
A lift being modernized is out of service for part of the work, so planning is important, especially in buildings with only one lift. In buildings with several lifts, they are often modernized one at a time so that residents are not left without service. Good planning reduces inconvenience and keeps the work safe.
Escalators too
Escalators in malls, offices and public spaces also age. Handrails, steps, drives and safety devices can be upgraded to improve safety and efficiency. For a new facility, see our escalator installation page.
Keep it healthy afterwards
A modernized lift still needs regular care. Pair the upgrade with an AMC so that the new components stay in top condition. Read our lift AMC guide and our lift safety checklist.

- Modernization replaces key components and keeps the shaft, so it is often cheaper than replacement.
- Compare modernizing and replacing in writing, and keep a maintenance contract afterwards.
