A lift is a machine that moves people thousands of times a day, so how it is maintained matters as much as how it was built. That is why the choice of an AMC (Annual Maintenance Contract) company is as important as the choice of the lift company. This guide helps you compare lift AMC companies in Bangalore and read the contract properly.
What an AMC should cover
- Scheduled servicing visits, with a written frequency.
- Cleaning, lubrication, adjustment and testing of parts.
- Breakdown calls with a stated response approach.
- A defined list of parts included and excluded.
- A service log you can inspect.
Comprehensive vs non-comprehensive
| Point | Comprehensive AMC | Non-comprehensive AMC |
|---|---|---|
| Labour | Included | Included |
| Spare parts | Most parts included, with a stated exclusion list | Parts charged separately |
| Predictability of cost | Higher | Lower, parts can surprise you |
| Best for | Owners who want fixed yearly costs | Owners with newer lifts and lower use |

How to compare lift AMC companies
| Criterion | What to look for | Questions to ask |
|---|---|---|
| Site survey | A visit with measurements before any price | Will you measure the shaft, pit and overhead yourself? |
| Written quotation | Itemised scope, specification, exclusions and payment terms | What is not included in this price? |
| Safety | Door sensors, overload protection, alarm, intercom, emergency light, rescue on power failure | Which safety features are standard? |
| Installation team | Trained technicians with supervision | Who will be on my site and who supervises? |
| Inspection support | Guidance on Karnataka inspection and licence steps | Who handles the paperwork? |
| Service and AMC | Written visit frequency, parts covered, response approach | What happens when the lift stops at night? |
| References | Completed projects like yours | Can I see or speak to similar customers? |
Also compare what affects AMC cost and warranty vs AMC.
Red flags in an AMC offer
- A very low price with no parts list.
- No stated visit frequency.
- No response commitment for breakdowns.
- A long lock-in with no exit terms.
